My closing costs kept being adjusted. Every time it was more. The lack of honest and fair estimations was the problem. My closing costs ended up being about 4k more than the original estimate.

The application and qualifying process was very easy, but involved a lot of electronic document review and signing. The closing process was simple and quick, but due to some inaccuracies in the closing documents, the distribution of funds did not go wee, with checks being sent to the wrong address and amount errors. Whether this was due to Cardinal or the title company is not clear.
They were super helpful in helping me find the best first time home buyer loan for me. 10/10 would go through them again.

The actual mortgage officer was fantastic. Once we were in the process of buying our home, however, they switched to communicating through someone else. This was a big problem. The new point of contact didn't know enough to answer questions accurately and gave us bad info. The team was also spread between East and west Coast, which was another problem. Due to the different time zones, people who were needed for critical steps wouldn't be available when needed. These issues caused delays and cost us additional money in fees. The fact that those fees were paid to the lender just made it all worse. I wouldn't recommend going with this lender.
Positive experience with Cardinal Mortgage. Communication, delivering results! Seemed a little pricey but I choose to trust the numbers
