This company is absolutely horrible! They took over my loan as a servicer! Took 8 months of my payments and never applied the money to my account and tried to legal actions! They also made my payments go up and destroyed my escrow! Be very careful

They took over my mortgage (my third servicer thus far) and ruined my escrow account. My mortgage payment went up $300/mo. because of their miscalculations. Customer service is clueless and any attempts to get answers have been unsuccessful. What a bunch of absolute idiots.
I have had this mortgage company for almost a decade now. Pay over double my mortgage payment every month in extra principle. Never Late! Well 8/30/2023 we were flooded in hurricane Idalia. It has been 2 1/2 months of washing dishes in the one bathroom we have left. Allstate was great and got us a check in about 3 weeks, then came Freedom Mortgage who has to endorse the check also since they hold the mortgage. Well we have been waiting almost a month for them to release the funds. They say it is their protocol, they say they have to wait for the funds to clear (really a check from Allstate) and then they say the check is in the mail (3) times now. Almost a month, moral of the story, THEY DO NOT CARE ABOUT THEIR CUSTOMERS, THEY DO NOT CARE ABOUT YOUR SUFFERING AND THEY CERTAINLY ARE NOT AFRAID TO LIE! FIND ANOTHER MORTGAGE COMPANY!
Absolutely horrible company for veterans. They do not care at all if you're a veteran or not.
My mortgage was sold by pennymac to freedom mortgage. While there was an issue in auto-renewal with homesite, I wasn't having any home insurance.Though my home insurance with homesite was $2000 yearly, this company keeps track of me not having insurance and had put $660 per month for home insurance. Later I called homesite to get my insurance and sent it to freedom mortgage. So I am save from future premium of $600. As per freedom mortgage consent when you apply the mortgage, they can charge any amount and their insurance is always higher. How is it possible for same coverage of $2000 outside is $7920. They try to milk the money this way. Their customer service is poor. There is a disconnect between the escrow Team and the mortgage Team. They always don't understand what is going on in the account and they are poor in resolving issues. Though I filed consumer compliant , they didn't gave the answer of charging 3 times my own insurance. Please stay away from this company
I have nothing positive to say about this company. They are totally unresponsive when you need customer assistance and they continue to contact you about HELOC and new home financing regardless of your opt-out preferences. My one wish in life is that they did not become my mortgage servicer. If you have the choice, choose anyone else.
My loan was sold to freedom mortgage Within 90 days of my loan being sold to them, they reported my loan as 30 days late to my credit. The last time my loan was sold my autopay transfered, but not freedom. I realized, logged on to make a payment, pushed all the buttons to set up autopay and the next thing I knew they sent me a notification I was 30 days late. They didn't even tell me before it got to 30 days. By law, there's a 60 day grace period for when you get your loan sold, but 30 extra days for someone who is a soldier overseas (mail takes a month), they won't budge. They keep citing the truth in lending act saying they're obligated to report me late to credit. That is a LIE. I have taken federal and state tests on TILA (and passed) and i can assure you TILA doesn't say you can't do a one time exception for someone who is mobilized overseas and has only been with your company 90 days. Even worse, I'm coming back to the US in November and I have this late payment on my credit and can't get new residence. I guess freedom is cool creating homeless vets. I submitted a goodwill letter and nothing. THEY WILL RUIN YOUR CREDIT AND NOT CARE. Im 39 and have never made a late payment. Ever. Oh yeah, late payments may also cost me my job and career. Again, they don't care. Yet they keep sending cash out refi offers. Haaaaa i would NEVER choose to do business with them willingly. And then, they lied about contacting my agent, didnt pay my bill, and got my homeowners insurance canceled (something that has never happened when my loan has been sold before). Oh, and guess whats next? They started trying to sell me their insurance. Stay far away. They're out here trying to ruin lives.
Made the house-buying process a nightmare. No follow-up from our lender, and we had to have three extensions, they requested the same information over and over again, no one would tell us something else was needed, just left swinging. There was one agent that was covering for our assigned agent. He was the only one who ever followed up and ended up being assigned as our agent. Now, a little less than two years later, we lost the house in a wildfire. I started calling weekly to follow up, then every other day. Again, the loss draft department, no follow-through. I was supposed to be overnighted a check and called to find out the status to be told it hadn't been done yet. Again, one person was able to do what needed to be done and had the check overnighted that evening and emailed the tracking information. Finally, the check is sent, to the address of the destroyed home, where nothing can be received. Another day of wasted time rerouting the UPS envelope to a central location for pick up. I needed verification that the mortgage was paid to be able to purchase a replacement home... Finally, Freedom applied the payoff, and I requested a letter and/or statement showing the payoff and was told no, I would get a letter in the mail in the next couple of weeks. Zero customer service. Didn't matter my new mortgage was contingent on verification of the payoff of the destroyed home, I would have to wait. Thankfully, I was able to tell my current mortgage company that the loan was paid, and they contacted Freedom directly for verification and we made our closing date.
Awful experience. Cost me a lot of time and money and then spat in my face.
I was a first time buyer and they flat out lied to me about the terms of my loan. On one occasion noticed my complete account number was on my payment receipts from them and was told if I didn’t want it on there to stop receiving paper copies. They don’t not care about their customers. Just make that payment.
Overall, my mortgage has been handled in a proper manner. However, there was a change in my escrow over which I was not notified except in my monthly electronic statement. So, for a month, they reported my payment 30-days late (although, the next payment always paid on the first) covered the difference of $100 on a $3600 mortgage. I agreed with them that it was okay to charge a late fee, but not report an over 30-days late to the credit bureaus. This lowered my credit by 100 points, from excellent to poor. Although they state that any incoming funds are applied to the outstanding balance, they admit this was not done. Still, they are refusing to correct their error.
