It will if you are going to borrow money to do it. If you are building it with your own money, then no it doesn't really matter. Another advantage of building it with your own money rather than the banks money is that you will avoid a lot of headaches of dealing with the bank's designated inspectors. Banks will only lend money in phases of home building in most cases. So after each phase, the bank has to approve it before they give you money for the next phase.
