Finding FHA Loans with the minimum credit score 500
I see that the minimum credit score for a FHA loan is in the 500s but most lenders won't consider a loan unless the credit score is 620, not even 580 any more. Where are the lenders that will allow someone to borrow at the minimum amount?

Wells Fargo is one of the leading FHA loan lenders. It’s always smart to shop at least three lenders before taking out a mortgage. Mortgage rates, origination fees, appraisal fees and other costs to borrow can vary substantially between lenders, and you should look until you find a lender that meets your needs. Remember, the lender you choose will affect how fast you can close, how much you pay and, ultimately, whether you can buy the home you want.

When choosing an FHA lender — for purchase or refinance — consider which factors matter most to you: Some borrowers want the lowest possible monthly payment, some want a shorter term on their mortgage, and some want the lowest closing costs they can find.

For those interested in applying for an FHA loan, applicants are now required to have a minimum FICO score of 580 to qualify for the low down payment advantage, which is currently at around 3.5 percent.

If your credit score is below 580, however, you aren't necessarily excluded from FHA loan eligibility. Applicants with lower credit scores will have to put down a 10 percent down payment if they want to qualify for a loan.

So if you're planning to buy a house, and your credit score doesn't meet the minimum, you should weigh the advantages and disadvantages of putting down a larger down payment or using those funds to try and improve your credit score first.
