Talk to a mortgage broker to find out! There are a lot of different types of loans out there: VA for veterans, FHA, USDA, conventional, and probably more I don't know about. A mortgage broker will get some basic information from you, such as your income, length of time employed, and information about any open credit accounts (how much is owed and what your monthly payments are). You give consent for the broker to run a credit check on you, and from there you can find out what your options are. You never know--I didn't think I would be able to buy a home because I basically had nothing for a down payment, but I got into a house for about $400 out of pocket with conventional financing. Doesn't hurt to ask--you may be pleasantly surprised!
