Yes you shouldn't have a problem finding a lender.But since you dont have tier 1 credit you won't get the best of the best mortgage rates.Good Luck!

 A 677 score is perfectly fine for a FHA  loan. Yes, you will pay a premium for a conventional loan with that score. Make sure to seek out a direct lender with full FHA underwriting authority.  You should not pay anything extra using FHA or VA financing with a score above 640.
