Why don't Credit Karma scores match the scores pulled by a lending agency? Same Reporting companies.
My Scores are over 600 on Credit Karma but much lower from a mortgage company. Why? Shouldn't they match if they are from the same Credit reporting agencies?

Different scoring models are the reason. You get Vantage scores here, but most lenders use a version of FICO scores. Whenever you get a credit score somewhere, always look to see what kind of score it is.
