Is it a private sale?

If you are buying directly from the previous owner then it wouldn't show up. Its a private loan and they do not report to the Credit reporting agencies.

If there is a mortgage company or bank holding the mortgage then contact the lender and inquire as to why the account isn't being reported.

If the mortgage in only in your husbands name it may be on his report and not yours.  Pull your credit reports to verify.

Good luck
