My credit score went down due to mortgage. I just received a lower interest rate. not behind
I received a modification bringing my mortgage from 6.85 to 4% and my credit dropped 40 points I was not late and did not pay less than owed that is my new payment amount

your score changed because

in effect you got a new loan.  there was an inquiry reported as well.  It is typical that your score dropped. anytime there are changes in your report your score will change.

Make the payments on time and your score will come back up.
