Income/Credit

Many factors play into mortgage financing/approval.

its been a while since I was in your situation but you want to keep your available income as high as possible to appeal to mortgage lenders. Meaning, don't have most of your household income already tied up in other bills. You want to appear to have as much "disposable income" for a house payment as possible. The narrower te margin in your credit to income ratio, the less appealing mortgage lenders will find you. 

I would be shopping for a good mortgage broker/lender before I would a vehicle. That way, you can have guidance that is specific to your situation.
