A lease is a contract that may only be broken without penalty for a few specific reasons such as military deployment or death of leaseholder.  Otherwise there may be financial consequences such as a penalty for not paying the rent and loss of positive reference by the landlord and these may show up on your credit report.  Breaking a contract is the same as breaking a promise, which doesn't bode well for the future.  In all credit transactions, you want to show a history of being trustworthy and making all payments on time.
