Why would you want to get a 5/1 or 7/1 mortgages with rates at an historic low? This is the time to lock in a long-term fixed rate mortgage.

These guys are slimeballs. 2 years ago, before the meltdown, they refused to consider me despite having more on deposit with them than I wanted to borrow.
They may lend to you but you better be 100% conforming with a credit score of 750+ and a loan to value below 75%.
Penfed credit union could save some interest but they are tough too. It costs about $20 for anyone to join.

I got a 5/1 mortgage with them 4yrs 3mos ago. They were great easiest mortgage I have ever done.My lawyer was impressed with the ease of communication he had with them for the closing,he said the best he ever dealt with. I can redo my rate now at 5.25 for $750 closing fee.
